A combi or combination boiler combines a water heating system and central heating unit into a single body, acting as a unified way to handle heating and hot water without needing two separate boilers.
This makes them ideal for small-medium sized homes with limited space as it means there is no need for a separate water tank system, taking up less room in the property.
If your property has one to two bedrooms, up to ten radiators and one bathroom, you will need a combi boiler with a power output between 24-29kW.
The Alpha E-Tec 28kW combi boiler is ideal for small and medium sized homes.
The entire E-Tec range features brand new stainless steel heat exchangers, making them incredibly robust with zinc plated expansion vessels to prevent corrosion.
Alpha’s extra steps to maximise the longevity of your boiler life is what makes this model a great option for landlords, who are looking for a reliable and long lasting boiler that will stand the test of time.
The E-Tec boiler is also incredibly affordable, helping you to keep costs down without compromising on quality for your tenants.
The Logic+ is Ideal’s most popular boiler thanks to its compact dimensions and powerful, yet efficient, heating and hot water abilities, making it ideal (😎) for small buy-to-let properties.

This boiler was the winner of Queen’s Award for Enterprise 2013 and received the Good Housekeeping Reader Recommended Status in 2013, 2017, 2019 and 2020, so you can be sure you’re getting a high quality, long lasting boiler when you buy an Ideal Logic+ 24kW.

This combi boiler has all the great features of the 050-W (and more) and is better designed for larger properties.

System boilers heat your central heating system and produce hot water for a water storage cylinder, directly taking their water from the mains as opposed to using a feed and expansion tank like a regular boiler.
These are usually found in medium to large homes that have a high demand for hot water as they can provide hot water to two bathrooms at once without affecting the heating of your home.
If your property has one to two bedrooms, up to ten radiators and one bathroom, you will need a system boiler with a power output between 12 - 15kW.
Once again, the Vitodens 100-W makes an appearance as one of our top picks, but this time as a 19kW system model.
Its high efficiency means you can keep down running costs and reduce your carbon footprint. Its compact unit and incredibly quiet operation also means it will integrate effortlessly into any home, no matter the size.
If your property has three to four bedrooms, up to fifteen radiators and one to two bathrooms, you will need a system boiler with a power output between 18 - 24kW.
Another boiler making a reappearance is the Ideal Logic+ thanks to its compact dimensions and powerful heating.
Key features of the Ideal Logic+ System boiler include the aluminium heat exchanger, compact dimensions of W 395mm, D 279mm, H 700mm and energy efficiency rating of 89%.
Winner of Queen’s Award for Enterprise 2013 and recipient of the Good Housekeeping Reader Recommended Status in 2013, 2017, 2019 and 2020, you rest assured you’re getting a high quality, long lasting boiler when you buy an Ideal Logic+ System 18kW.
If your property has over four bedrooms, up to twenty radiators and two bathrooms, you will need a system boiler with a power output of 30kW+.
The Alpha E-Tec 30kW system boiler is perfect for large sized homes.
As we mentioned earlier when discussing the E-Tec combi boiler, the entire E-Tec range features brand new stainless steel heat exchangers, making them incredibly robust with zinc plated expansion vessels to prevent corrosion.
These additional steps to maximise the longevity of your boiler life makes this model a great option for landlords, who are looking for a reliable and long lasting boiler that will stand the test of time.
The E-Tec boiler is also incredibly affordable, helping you to keep costs down without compromising on quality for your tenants.

Regular boilers are also known as conventional or heat only boilers because they don’t provide domestic hot water on demand the same way combi boilers do.
They instead store hot water in a cylinder until it is required to be delivered to a tap or shower.
An advantage of this is that they can meet a high demand for hot water at once, making them ideal for properties with multiple bathrooms, though when the water does run out, you'll have to wait for it to fill up again in the same way you would a system boiler.
Another disadvantage is that regular boilers require both a hot and cold water storage tank which can take up a lot of space in your home.
If your property has one to two bedrooms, up to ten radiators and 1 bathroom, you will need a regular boiler with a power output between 10 - 18kW and a hot water cylinder capacity between 120 and 180 litres.
The Ideal Logic+ isn’t just available as a combi, you can also get it as a regular or heat only model.
Ideal for small buy-to-let properties, key features of the regular Logic+ include compact dimensions and an aluminium heat exchanger.
This boiler was a four time winner of the Good Housekeeping Reader Recommended Status in 2013, 2017, 2019 and 2020 and received the Queen’s Award for Enterprise in 2013, so you can be sure you’re getting a high quality, long lasting boiler when you buy an Ideal Logic+ 18kW regular boiler.
Much like the E-Tec combi, the Alpha E-Tec 15R 15kW regular boiler is ideal for small and medium sized homes and features brand new stainless steel heat exchangers, making it incredibly robust and better protected against corrosion.
The E-Tec regular boiler is also very affordable, so you can keep costs down without compromising on quality for your tenants.
If your property has two to four bedrooms, up to fifteen radiators and 1-2 bathrooms, you will need a regular boiler with a power output between 18-26kW and a hot water cylinder capacity between 180 and 250 litres.
This regular boiler is similar to its combi alternative except of course in the way in which it provides heating and hot water.
Designed to power larger properties, this boiler is efficient, compact, quiet and affordable, making it the most popular solution available at iHeat and reviewed as a Which? Best Buy in 2019 and 2021.
The Viessmann Vitodens 100-W 26kW features innovative technology and services combined with reliability and longevity, you can count on this boiler to stand the test of time and keep your tenant’s energy costs low, making it an incredibly worthwhile investment for your property.
If your property has four or more bedrooms, up to twenty radiators and 2 bathrooms, you will need a regular boiler with a power output between 27- 40kW and a hot water cylinder capacity over 300 litres.
Once again, the Viessmann Vitodens 100-W 35kW is our top pick, this time as the best regular or heat only boiler for large BTL properties. Designed to power large properties, this boiler is incredibly efficient and quiet whilst being compact and affordable.
The Viessmann Vitodens 100-W 35kW features a wide range of innovative technology and services to keep your tenant’s costs down whilst providing reliability and longevity, so you don’t have to worry about your tenants going without heating!
In order to qualify for a boiler grant under the ECO3 scheme, your tenant must apply for the grant themselves, however, they must first receive your permission to do so.
DID YOU KNOW? Under Section 11 of the Landlord and Tenant Act 1985, as a landlord, you must carry out repairs in a ‘reasonable time’. If it’s an emergency repair as you’ve got no heating or hot water, you should fix this in 24 hours. iHeat can have a boiler installed and working within 24 hours of ordering, keeping your tenant happy and abiding by the law. |
Yes, by law it is your responsibility as landlord to make sure your tenant’s boiler has an annual service by a Gas Safe registered engineer to ensure it is safe to use and operating optimally.
Failure to do this can result in financial penalties, imprisonment or both and without annual services, most insurance policies and warranties become invalidated.
Should any servicing or maintenance need to be undertaken, you are required to give your tenants a minimum of 24 hours notice if you intend to visit the property.
You cannot enter the property without the tenant’s permission, however if they fail to cooperate, it is advised that you try to make all ‘reasonable’ efforts to communicate with the tenant by writing to them or finally contacting your local council to take action.
We understand that a landlord’s job is very important. As well as all your regular day-to-day tasks, you also have a number of responsibilities to ensure your properties are safe and comfortable for you tenants.
Fortunately, at iHeat, we have the solution for you to make the entire process of replacing a boiler much more simple and affordable.
